About this tool

Compare homes, plots or rentals fairly by working out the price per square metre or square foot. Enter the price, any extra costs you take over (such as shared building debt or purchase fees) and the floor area, and the calculator shows the price per m² or ft² for the total price and for the price alone, the total, the same figure in the other unit and the working. Works with any currency.

Frequently asked questions

Divide the price by the floor area. A 75 m² flat for 4,500,000 costs 4,500,000 ÷ 75 = 60,000 per m². Use the same area measure for every home you compare, otherwise the figures are not comparable.

If you take over a share of a building’s debt, or pay fees on top of the price, include them for a fair comparison — they are part of what the home really costs. 4,000,000 plus 500,000 shared debt for 75 m² is 60,000 per m², not 53,333.

One square foot is exactly 0.09290304 m², so 1 m² ≈ 10.764 ft². Multiply a price per ft² by 10.764 to get the price per m², or divide a price per m² by 10.764 for the price per ft². $250 per ft² ≈ $2,691 per m².

Kitchens, bathrooms, entrances and location cost roughly the same whatever the size, so they weigh more in a small home. That is why a 35 m² studio often has a higher price per m² than a 100 m² flat in the same building. Compare similar sizes in the same area.
